A home warranty is a service contract paid for by either the Buyer or the Seller, usually at closing. The cost in this area is a bargain at approximately $500 or less. In today’s buyer’s market, many Sellers are choosing to offer a home warranty with the purchase of their home to potential buyers.
When using warranty coverage, the homeowner contacts an approved contractor and pays a relatively small deductible- which is minimal in comparison to large contractor bills! And knowing repairs would be covered can provide priceless peace of mind, especially for first time buyers who may not have large cash reserves.
Warranty coverage is typically for one year and helps protect homeowners against the cost of unexpected repairs or replacement on a home’s major systems and appliances. Some of the items that may be included are electrical systems, plumbing, furnace/central air, water heater, kitchen appliances and even luxury items, such as pools and Jacuzzi tubs, can be added. Each policy is a bit different, so ask your realtor what options there are to best fit your individual circumstances.
