Scale of Subsidies Are Significant...
...Benefits To Taxpayers Are Not
Gotta love this!
If "One Lakewood Place" was opened in 2019, it would take about 72 years for the City to recover the public subsidies provided to its developer.
The Finance Director's "once-in-a-50-year opportunity" "investment" has a rate of return lower than many bank CDs.
Folks, this is just plain stupid. Please, check my math. I'd love to be proved wrong on this one!

Intentionally Abandoning Revenues During Time Of Declining State Support -- Millions Lost Annually
Here you can see it.
During the time period on the chart, the City of Lakewood made the decision to abandon more than $2,000,000 in long-term hospital lease payments and hospital employment related income taxes!
During the time period on the chart, the City of Lakewood made the decision to transfer tens of millions of dollars in its publicly-owned hospital to private third-party entities! Wild. Radical.
For the moment, I will leave it at that.

The Misrepresentations Are Endless From City Hall
City Hall just doesn't lie to the citizens and the courts, but now we can see that they are blowing smoke at the U.S. EPA with a "poor-mouth" narrative for the Clean Water Act Permit renewal.
I now agree with Mr. Baker, I am tilting at wind-mills. This is hopeless.
What crap!

"So Lakewood does not have the financial resources to get anything less than the most from every improvement."
EXCEPT, when we are dumping our $200,000,000 "off-the-books" public hospital for the benefit of private third-party non-profits;
EXCEPT, when we are demolishing our $25,000,000 hospital and giving away the real estate for $1.00 to the former mayor's developer;
EXCEPT, when we are abandoning $7,000,000 in annual charity care.
Hand me another barf-bag! or two!
Who writes this crap?

And, can anyone explain why the cost range estimate for One Lakewood Place jumped $28,000,000 to a $100,000,000?

And for the four bank shot-- if this developer takes a dive the City won't even get a full dollar on its giveaway? By the way- drive by the demo site. The machinery has been idle for awhile.

"Public Safety Investments Are Of Paramount Importance"
EXCEPT, in our Reinvented 21st Century City, a hospital with a central location is NOT part of our municipal emergency preparedness planning.
Let's make sure that we demolish our original 100 year public safety investment...and, soon!
No one wants public safety considerations to impede the economic development miracle of mixed-use/commercial/residential development.
Still rolling my eyes over all of this.

I couldn't find the $28 mil figure but the numbers change in the documents you posted here...even on the same page ... $70 million mixed-use to $72 million mixed-use a couple of paragraphs later. And then $75 - $100 million. Even the acreage of the development site varies from 5.6 to 5.7. But there is one consistency. The community will be VIBRANT, and the once in a century opportunity will be TRANSFORMATIVE. Though "tectonic" shifts in health care is now "momentous" shifts, shifts that only seem to be happening in Lakewood.
Another page from the Trump playbook...different numbers for different audiences. And if you repeat the same nonsense over and over again, your minions will eventually believe it's true.

Re: Scale of Subsidies Are Significant...
Ms. McCarthy, thank you for your most incisive comments.
For clarification, I calculated the $28,000,000 figure by just subtracting $72M from $100M. It could also be $30,000,000, if you use the $70M figure.
Some additional observations:
If the redevelopment of the former Lakewood Hospital site will cost an additional $28M to $30M, then we'd all probably like to know the reasons why.
If that additional cost amount is not the case, then we'd all like to know why it is being used in an official plan being presented to the State and Federal Governments.

One Lakewood Place Makes No Sense Whatsoever
Why should Lakewood taxpayers subsidize One Lakewood Place when other developers are proposing other major projects without public subsidy requirements?
