To take the graph down to everyday reality, the new retail built at Manor Park and Detroit is still largely unrented. So---- a "shrewd" developer says--Let's do that and multiply it by a factor of 10,15,20. No risk to me if the City is backstopping me. Just like the proposed financing of the West End project.

The Lakewood Population Decline Trend
Here is the census data:
Population 1970: 70,173
Population 1980: 61,963
Population 1990: 59,590
Population 2000: 56,500
Population 2010: 52,039
Population 2015: 50,621
Population 2016: 50,500
Population 2017: 50,249
At this rate, the City of Lakewood should arrive at a population number below 50,000 before the next census in 2020.
