Ken--- I would tend to agree with you as to what our goal should be in Lakewood.

Now for the crucial question: Will the natural market mechanisms move Lakewood in this direction or does the City and institutions have to intervene?

If the City has to intervene is it just as simple as rewriting zoning laws to allow for live/work?

Or are additional incentives required?
